How does the process of buying land work?

The process is easy! There are no special requirements. Just select on our website the property you want to reserve and click on the "Add to Cart " button. Once you're on the checkout page, please provide the information listed so we can create the documents needed to close the deal. Then, submit payment of the reservation. We also accept payments through Zelle, Venmo, Paypal and wire transfers with Chase and Wells Fargo Bank.

How long does it take to get the title to my property?

Once the reservation is complete, we will send via email your purchase and sale agreement for you to sign electronically. For cash deals, we require that you pay for the balance of the land within 3 days. Once your property is paid in full, we will take care of recording the deed with the county under your name and mailing it to your physical address. This process takes 7–15 business days to be completed.

Do I need to sign the documents in person?

No, the county is able to record the deed electronically, so we will take care of contacting the county and doing the registration for you, and we will make sure to keep you posted on a regular basis until the process is completed.

How do I know this process is legitimate?

We guarantee a 100% clean title and no liens or encumbrances on the properties we sell. We have a legal team that does a thorough title search to make sure your property is safe to purchase. Our sales team will also take care of sending you a copy of the property's title so you can confirm we are the legal owners of the property and a copy of our business registration with our business ID for your review. We want to make sure you feel comfortable throughout the process.

How does the financing work?

Some of our properties are eligible for financing. We have short-term and long-term financing deals at 0% interest depending on the type of deal. Please contact our sales team for more information so they can guide you through the process and recommend the best deal according to your budget and needs.

Can we go see the property before buying?

Yes, you can visit the property anytime. We provide the coordinates and Google Maps directions for your reference, and we encourage you to use a cellphone app like Waze so you can follow the directions of the coordinates if the property don't have a physical address.

How are the property lines marked?

The properties are not marked, but we provide you with the four corners of the parcel for your reference. If you want to mark the property boundaries, you may need to hire a photographer, land surveyor, or property inspector; our sales team can help you with this task.

What is your refund policy?

We have a flexible refund policy for your reservation fee. Please contact our office at 646-905-6954 so we can help answer any questions or concerns, that way, we can guarantee a refund agreement based on your needs and mutual agreement.

How do I know the zoning of the property? If I can build on it, or if there are any restrictions?

We list the zoning of the properties based on the information we retrieve from the county. Once you open the link to the property on our website, just scroll down at the bottom of the page and you'll see a section listing property details. You'll find the zoning code there, along with general information about the zoning. For more detailed information regarding land use and restrictions, please contact the county's planning and zoning department. Our sales team will be able to provide you with their phone number or email so you can get ahold of them and they can answer any questions and/or concerns.

Can I schedule a viewing of the property?

If you are not able to visit the property on your own, we can help you by coordinating a visit with a local property inspector. This service has an additional fee since the inspector is subcontracted and is separate from our service,  please contact one of our sales agents to help you get an estimate of the cost and assist you in setting up the visit.

Do I need to pay anything additional for the closing of my property?

No, you only need to submit the payment of the property; we take care of notarizing the deed, recording it with the county, and mailing the deed to your address free of charge. Properties sold have $0.00 taxes owed.

What kind of land do you have available?

We specialize in vacant and undeveloped land. Some of our properties may have services like power and/or water, and some of our properties may be completely raw land. We offer both since different buyers and investors want different things. We’ll let you know what's available with each property you're interested in purchasing.

How are the properties on this site different from the ones I’d find on the MLS?

Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS.

The MLS is the “Multiple Listing Service,” which is where real estate agents list properties for sale, and you may need to pay agent commissions.

We work directly with the property owners, which allows us to sell properties below market prices, so you're able to find the best deals at much better prices than the regular comps in the area.

Are you a real estate agency that lists land for sale?

No, we are not real estate agents, we are a land investment company that only sells land we own at the most competitive prices.

How do I make an offer on a property?

We take offers on a first-come, first-served basis, and telephone tends to be the quickest. Once you connect with us and decide you want to purchase the property, we’ll require a reservation fee to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decision.

Do you close the properties through escrow?

All of the properties on our website are our own, and they already have 100% clear titles. We handle the closing process to get the deed transferred into your name. Our process is completely free to you and costs $0.00.

If you need help or feel more comfortable and want to open escrow with a title company, we can definitely help. We can recommend a title company or let us know if you have a title company you want to work with, we can coordinate with them so the closing process runs smoothly.
